Product viewing before purchase is a rule of thumb in a sales transaction. A buyer has unconditional viewing rights to homes on sale in the real estate industry. In fulfilling this obligation, the seller and the real estate agent organize property viewings for potential buyers. Home viewing is a marketing opportunity for the seller and a decision-making exercise for the buyer. The following tips can assist buyers in the home viewing process. 

Factors to Consider During a Property Viewing 

Structural Integrity 

Any house must pass the structural integrity test to be fit for occupancy. Therefore, the buyer should critically evaluate the building condition for any signs of structural weakness. During the house viewing, the buyer should judge through a visual assessment. For instance, one can check for cracking walls and leaking ceiling. These signs can help you in prequalifying the house for a professional inspection. 

Lighting and Aeration 

An ideal house should have proper aeration and natural lighting. In this case, it is essential to assess the windows. Check if the house has enough windows, size, and operational status. Furthermore, consider where the windows are situated on the building, including where they face. Preferably, a perfect house is designed to let in natural light during the day.  

House Amenities 

Evaluating amenities is the most involving task when viewing a home on sale. Fundamentally, a home buyer should create a checklist for desirable home amenities to use during the property viewing. The necessary checks for all rooms include the size, the floor, ceiling, switches, and décor. Then, confirm the condition of the window and door locks. Also, consider the state of the bathroom and kitchen, including plumbing works. Do not forget to check storage facilities and the roof's condition. 

Damp

A damp house is a threat to personal health. Consequently, one must check for signs of moist areas, including mildew and mold. Typically, dampness is more visible on the wall in the form of peeling paint and stains. More so, mold on wood is a telling sign of moisture. Consider dampness as a sign of leaks and poor aeration.

Garden 

The availability of a garden depends on the type of house. For example, condo and residential apartments do not provide a private garden. Proper maintenance is a precondition for an ideal private garden. Importantly, consider whether the neighboring homes overlook the property for privacy.  

Ask Questions

There is no stupid question when buying a home. Asking enough and uncomfortable questions provides you with critical insights. For example, ask questions on the rate of occupancy in the neighborhood. You can also ask why the seller is selling. Such a question can help you negotiate the home offer.
